Home, Designed to Sell

 Redesign and Home Staging

Redesign and Home Staging

What determines the selling price of your house?

Three important factors determine your home’s selling price:

1. Location

2. Square footage

3. Appeal

Location and square footage establish a base price and appeal adds to that price.

How much is this going to cost me?

Our primary goal is to improve your home’s appearance without breaking the bank.

To save you money, we will use as many of your existing furnishings and other items as appropriate in the context of the design.  We will also draw upon our own inventory of furniture, linens, art and accessories.

We customize our services based on your home’s individual needs.  Our redesign can be as simple as adding, removing and rearranging items or as involved as painting, changing hardware, tiling, carpet, etc.

Our fee is based on the amount of redesign needed in the home and usually ranges from 0.7% to 1.5% of the selling price.

What is “Home, Designed to Sell”?

“Home, Designed to Sell” is a real estate staging company. “Staging” is a term that describes the process of adding style to a property to increase its market value.

“Homes that are staged for sale tend to sell faster, and for a higher price, compared to listings that have not been staged. Staged homes are more appealing. You may find more demand and possibly multiple buyers for a well-staged home.” (HomeGain Library - Seller Resources. Does Staging Work? by Dian Hymer)

“Home, Designed to Sell” combines business savvy with designer elements and decoration to style homes, thereby increasing their market appeal.  This will facilitate faster sales at higher prices.

“Home, Designed to Sell” will create different ambiences based on the demographics, location, price range and existing style of your home, while always attempting to appeal to the broadest number of potential home buyers.

Why should you hire “Home, Designed to Sell”?

· You want to sell your home quickly and you want top dollar for it

· You know your home needs some cosmetic repairs but you don’t know where to begin

· You know your home has a lot of potential but don’t have the time or energy to make the necessary changes

· You recognize the value “Home, Designed to Sell” can add to your home, but you don’t want to or can’t afford to spend the money up front.

As a homeowner, you need to remember that selling your home is a business transaction. Expenses that will yield a return are investments.

We are so confident in the value we can add to your home, that we offer delaying payment until the home is sold.  In other words, we can be paid out of escrow, which means no out-of-pocket expenses for you.

I’m already paying the realtor’s commission, I don’t want a pay any more!

Understandably, homeowners sometimes feel that the money they earn from the sale of their home is only a small portion of the sale price, after real estate commissions, inspection fees, escrow and other closing costs are deducted.  We agree, however, consider this scenario:

If your home is on the market beyond the average listing time, your real estate agent will recommend that you consider reducing the asking price.  The same applies if you are selling your home without an agent.  If your current asking price is $700,000, you might reduce the price by between $15,000 and $25,000.  A 1% commission paid to “Home, Designed to Sell” will cost you $7,000, but will likely allow you to sell the home for the full asking price.  The result is $8,000 to $18,000 more for you!
